- **Hotels, student accommodation and care homes to draw investors from buy-to-let**
- **Greater London and second tier cities to entice investors away from central London**
- **Fixed rates of return offer investors certainty in an uncertain world**

**Jean Liggett, CEO** of visionary property investment consultancy, [**Properties of the World**](http://r20.rs6.net/tn.jsp?f=001InQkprv1JvJf1vheC03IsO_bsLsI4EoppO7VqwrLYE22wlFRSroWZRakk37Usg234Pf4JUn1cq4RgtXt5T3WWIrqMaHB07R3JafO2opX8eKmDABXunfiitZrKvDW43RVn4JY6aQStAq6tgjx4aCixNIRSgEI_6v8aiWXgAWD2dVWluHDGYerPaNQ7ynA-9wz&c=bzevt4RsJsyjxP-lx0hw0fjjRMgWLJ0Z-v3m5_0a0SXHHbocMQ5LSA==&ch=wT0_umH6bNLi47QZwHMi-Yc6Tt-oQZtjV4rfB1jO77kFUuXVMWJkgQ==), has revealed her predictions for the UK property market in 2017.

Celebrating 5 years of experience selling investment properties, she has identified the key trends we are likely to [see next year](https://www.financedigest.com/the-next-upcoming-years-to-see-the-aesthetic-lasers-and-energy-devices-market-get-through-the-best-of-both-innovation-and-inquisition.html "The Next Upcoming Years To See The Aesthetic Lasers And Energy Devices Market Get Through The Best Of Both – Innovation And Inquisition"). Liggett comments,

The dual impact of Brexit and [tax changes](https://www.financedigest.com/rd-tax-important-exemptions-and-upcoming-changes-for-the-it-software-industry.html "R&D Tax: Important Exemptions and Upcoming Changes for the IT & Software Industry") in the UK are going to be felt in 2017. It’s going to be a very [interesting year for the property](https://www.financedigest.com/uk-buyers-lead-interest-in-megacity-istanbul-accounting-for-21-51-of-all-property-enquiries.html "UK BUYERS LEAD INTEREST IN ‘MEGACITY’ ISTANBUL, ACCOUNTING FOR 21.51% OF ALL PROPERTY ENQUIRIES") sector, with the usual laws of supply and demand encountering some significant interference from external political and economic factors. This means some new winners when it comes to popular asset classes, although of course some [traditional investment opportunities](https://www.financedigest.com/growing-exports-of-non-traditional-jamaican-crops-creating-sustained-opportunities-for-ackee-market-sale.html "Growing Exports Of Non-traditional Jamaican Crops Creating Sustained Opportunities For Ackee Market Sale") will never go out of style (at least, not for the foreseeable future!).

With changes to the [buy-to-let investment](https://www.financedigest.com/why-are-investors-checking-out-of-uk-buy-to-let-and-checking-in-to-hotel-investment.html "WHY ARE INVESTORS CHECKING OUT OF UK BUY-TO-LET AND CHECKING IN TO HOTEL INVESTMENT?") rules brought in under ex-Chancellor of the Exchequer George Osborne, Properties of the World has found that investors are finding the residential buy-to-let market to be less profitable.

The company experienced a surge in buyers who already have traditional residential buy-to-let portfolios moving to purchasing [hotels](http://r20.rs6.net/tn.jsp?f=001InQkprv1JvJf1vheC03IsO_bsLsI4EoppO7VqwrLYE22wlFRSroWZdirMt3AYbPOPblZaz5gbQPROMFUxmqOK5d1ynfXNSlEHIGC2grZKoT7vZicX3lQZ16g5AyVZks8SRweeM2DbJLAGtj1091XAwkiHeXrj7nWxufcCGkQJZXhsgBHcb8PV64ROdC7BWJlX-JB0z9F5VTBr3VQWXyKahEV_2PX_a-4BBnh8LMrgifsg33YI8ElkHPhFzIwozQf_tunAoihRmeAGsu4DtqSP-kXOZeIaYGrVnkkBFhUaRFZP0kug66N7Jb9b7dKKH-xe5bW1dwVz_yzkmlg6rq1OgAm_o-LwlOAq5hLlnGKZU0YI0gjLIhJbvyeSUZe0h9S5TVK3uHNDgI=&c=bzevt4RsJsyjxP-lx0hw0fjjRMgWLJ0Z-v3m5_0a0SXHHbocMQ5LSA==&ch=wT0_umH6bNLi47QZwHMi-Yc6Tt-oQZtjV4rfB1jO77kFUuXVMWJkgQ==), [student accommodation](http://r20.rs6.net/tn.jsp?f=001InQkprv1JvJf1vheC03IsO_bsLsI4EoppO7VqwrLYE22wlFRSroWZdirMt3AYbPOxaFjqPCLu833U_GydAegzOb58GikmaAdQAlKLCT1xuB6nk6XweZunVqw7e8Of0yBTtjtlEZzJOUSME04K8Z4aUnw4FfDIvCg--W5HOeA5NZ0ShO5NOS6nJiE4r03D8UwXfmW8rvqQeomNB4qI3j00Poc0kBqy_dbIz3HWsVzbHbnHfVhhjq06DMmiYLSCTIC1fPj-OMxi8BCi8CP7aSq8UzgINhB5XED4CZk7WB6DcC2K_hL5z_L5Zm7MfmqklJWH5GIlTMJI8-fxlXoU57w2I5hv5X0Vfxn4qLa6I0duSoKm6AQrOiFAYT4Gz1bEnZCW-st3oiHxvo=&c=bzevt4RsJsyjxP-lx0hw0fjjRMgWLJ0Z-v3m5_0a0SXHHbocMQ5LSA==&ch=wT0_umH6bNLi47QZwHMi-Yc6Tt-oQZtjV4rfB1jO77kFUuXVMWJkgQ==) and [care homes](http://r20.rs6.net/tn.jsp?f=001InQkprv1JvJf1vheC03IsO_bsLsI4EoppO7VqwrLYE22wlFRSroWZdirMt3AYbPO7N6t5vPd8ZGXZg5DzlmegvPE6buqHqPV5-NaToKaRlBk8CDwZC1hXPHJCDkYNNmHyCKX46YbDEHo9Ql4NbhWqQ6787MmBpdHz-zlSxbHnvlyPu798vSV1N9XdyJjKuenmZotyhu1-zIE37Wrns3821vOjhXAh-tTB9VfEHep0Tci6gAniE5mFjJ3yxrF0NGmi6QJV4NtB_mNv-0fDSSfJVSrQ3HcdBCiWD9FBdp9hcyQvgEiUmO87EXmT6m_oI6W0oidHoAAFp-_H3xDjoNf8dNdEOxC_DbbHJTd0HS-ympBqtGx3rY6myif1xe7n8ph-mloHeqw5hc=&c=bzevt4RsJsyjxP-lx0hw0fjjRMgWLJ0Z-v3m5_0a0SXHHbocMQ5LSA==&ch=wT0_umH6bNLi47QZwHMi-Yc6Tt-oQZtjV4rfB1jO77kFUuXVMWJkgQ==) for the first time in 2016.

![property portfolio ](https://prod.superblogcdn.com/site_cuid_cm5qst7v3003gwirgwqtxn8i8/images/1-6-300x211-1736844303819-compressed.jpg)

Jean also found that buyers who were just starting their property portfolio were choosing these emerging asset classes over residential buy-to-lets, due to the substantially [higher returns](https://www.financedigest.com/uk-maps-out-return-to-higher-foreign-aid-spending-after-covid-cuts.html "UK maps out return to higher foreign aid spending after COVID cuts") on offer and the lack of additional costs during ownership. This [trend is expected](https://www.financedigest.com/briquetting-press-market-expectations-growth-trends-highlighted-until-2028.html "Briquetting Press Market Expectations & Growth Trends Highlighted Until 2028") to ramp up significantly in 2017.

The remaining of second home stamp duty for buy-to-let investors will also [continue](https://www.financedigest.com/southampton-development-continues-to-excite-local-investors.html "SOUTHAMPTON DEVELOPMENT CONTINUES TO EXCITE LOCAL INVESTORS") to impact buy-to-let investors in 2017 as it has done in 2016, with lower priced properties of Greater London and areas beyond the M25 increasingly drawing investors away from the centre of the capital. Areas such as Luton and [Slough](http://r20.rs6.net/tn.jsp?f=001InQkprv1JvJf1vheC03IsO_bsLsI4EoppO7VqwrLYE22wlFRSroWZdirMt3AYbPOCmwZpZfvgbIZi4CijW4XfkhiDF9ZO8pctRrdHh3puVRAWUbG4yinbOZXOIwwv2KEK3l6GNuX_mHXCVsNTo5sOF9BYCyh7BL4Qev5yZHijQs8z3FZ-h4-Vje94Ql7IcXpZIHOfOLbHTR-FhbAsJzdA1wA1rNUxm-UinwVZTs2Oq0=&c=bzevt4RsJsyjxP-lx0hw0fjjRMgWLJ0Z-v3m5_0a0SXHHbocMQ5LSA==&ch=wT0_umH6bNLi47QZwHMi-Yc6Tt-oQZtjV4rfB1jO77kFUuXVMWJkgQ==) are set to benefit, as are cities further north (most notably Birmingham, [Liverpool](http://r20.rs6.net/tn.jsp?f=001InQkprv1JvJf1vheC03IsO_bsLsI4EoppO7VqwrLYE22wlFRSroWZdirMt3AYbPO6ZSxQW6wMk8XF9TnHkxuuq3h9E4d-SE_yZkXKD3BmYBaYh7Vox4FtLasuIZMbohkxGfYGb4PgPDUZoky25NY9k8mJliJp0c6mrBzPn4cs1_VwoELTv0hvTd_jW2xkvAruwODawpG2-8-h6gpiAZuF_Mx6cAsPzvL03BOwMsqvdQLn3Vlr9zVpwYphz7HM1TRUp7raoBUE9HjEGdiIRYm33zRqbusXE2om0bUEkBP0DZIV8iXnMx77P1oLmJqVASvSN1AARJf9uvTDEraXZg3pZLjGHGlTQw2iEe1GyxjH4GJC3UMKqqjjg==&c=bzevt4RsJsyjxP-lx0hw0fjjRMgWLJ0Z-v3m5_0a0SXHHbocMQ5LSA==&ch=wT0_umH6bNLi47QZwHMi-Yc6Tt-oQZtjV4rfB1jO77kFUuXVMWJkgQ==), [Manchester](http://r20.rs6.net/tn.jsp?f=001InQkprv1JvJf1vheC03IsO_bsLsI4EoppO7VqwrLYE22wlFRSroWZdirMt3AYbPO3bqR6vVeH67I424tpTl9QLD6JT9yK1zNgIL97O_Wi3rZgL0JwRcxUUFpiQBhtYR11YduZpFWy_e7k2WM7DRgmV-hO9Bcln6KHk0iBTDu4k3qa4Pn1T2FiDCYF-FkMC_QxlM9EjZO6XD-3GDmbAUkQ2XeM3tdFs1RBhynoqnKqqzE0tM1KG-jFVYDQ9fX2hZYleLzYNNXKn61ApangyZcgrwmZ9TfM9Tqao2bMtWFfWKMOYYL--QIqWLm7FRgMv_36fpVBgFAcyDy02PCmg--xG0QNAVNzEwIUmRnK_ZxLLMF4jCwVlpNSmD8A_y2CRsT&c=bzevt4RsJsyjxP-lx0hw0fjjRMgWLJ0Z-v3m5_0a0SXHHbocMQ5LSA==&ch=wT0_umH6bNLi47QZwHMi-Yc6Tt-oQZtjV4rfB1jO77kFUuXVMWJkgQ==), Sheffield and [Bradford](http://r20.rs6.net/tn.jsp?f=001InQkprv1JvJf1vheC03IsO_bsLsI4EoppO7VqwrLYE22wlFRSroWZdirMt3AYbPOInsi6BWym40-bXPa60wDfbzp-M2uGFYhlv2hzpskgbIVo9HpQwimOQUjyvuT6Cu0vwZoOkRYbAPVTLnoJ2UN-533toTNyau3tbeHN5C8IrZESIxge-uZYC5X2l6x2uuvLljlW5vnRICYhGt_hxvwmiePnQy8jFqsj3JhgWc2EyjBIqyoFFb-h0YDSaUjZyMzQ3WJSD5M63iFreUrwsfSalCZ-eH804z9drSZ7nhqZZ1Zaj702yPyYA59wvdnJWAdKluA2wvj8CmV4Xa1ofZJ-FBt1WufCo6wURqC7HQFDaI9__VOHUacVg==&c=bzevt4RsJsyjxP-lx0hw0fjjRMgWLJ0Z-v3m5_0a0SXHHbocMQ5LSA==&ch=wT0_umH6bNLi47QZwHMi-Yc6Tt-oQZtjV4rfB1jO77kFUuXVMWJkgQ==)). As [Properties of the World’s](https://www.financedigest.com/how-to-get-started-in-the-world-of-property-management.html "How to Get Started in the World of Property Management") Jean Liggett points out,

Investors can [save on stamp duty at the same time as achieving higher](https://www.financedigest.com/five-reasons-to-start-saving-early-for-higher-education.html "Five Reasons to Start Saving Early for Higher Education") yields than are on offer in central London.

When it comes to Brexit, one area of [impact will be the interest of overseas investors](https://www.financedigest.com/four-ways-impact-acts-as-a-source-of-value-for-startups-and-investors.html "Four ways impact acts as a source of value for startups and investors") in the UK in 2017. [Sterling is languishing at its lowest](https://www.financedigest.com/britains-cost-of-living-crisis-sends-sterling-to-lowest-since-mid-july.html "Britain’s cost of living crisis sends sterling to lowest since mid-July") rate against the dollar for decades, which creates opportunities for property investors buying in foreign currencies to make substantial savings by purchasing in the UK. With further currency fluctuations [expected around](https://www.financedigest.com/polyimide-fibers-market-is-expected-to-increase-at-a-healthy-cagr-of-around-5-over-the-forecast-period-of-2021-2031.html "Polyimide Fibers Market is expected to increase at a healthy CAGR of around 5% over the forecast period of 2021-2031") the Article 50 triggering process in 2017, overseas investors are likely to be poised and ready to pounce.

Brexit is also likely to impact on [property sales](https://www.financedigest.com/frances-axa-q1-sales-rise-2-as-property-policy-demand-grows.html "France’s AXA Q1 sales rise 2% as property policy demand grows") in the UK in 2017. Despite the interest from overseas, the Properties of the World team believes that the number of residential property [sales in the first six months of 2017 will be lower than in the first half](https://www.financedigest.com/tods-sales-rise-17-in-first-half-of-year.html "Tod’s sales rise 17% in first half of year") of 2016.

![positive news ](https://prod.superblogcdn.com/site_cuid_cm5qst7v3003gwirgwqtxn8i8/images/2-4-1736844303851-compressed.jpg)

Despite a [forecasted lower](https://www.financedigest.com/cathay-pacific-lowers-q4-capacity-forecast-as-travel-restrictions-linger.html "Cathay Pacific lowers Q4 capacity forecast as travel restrictions linger") number of sales, there is likely to be positive news when it comes to prices. Although residential buy-to-lets will be more heavily taxed than before, there continues to be a chronic shortfall of properties in the UK, coupled with increased demand. Put simply, there are not enough properties being built to fulfil demand.  This under-supply is expected lead to increased [prices in 2017 or, in the worst-case scenario, properties prices remaining](https://www.financedigest.com/eex-markets-to-remain-open-as-power-prices-soar-statement.html "EEX markets to remain open as power prices soar – statement") flat.

Finally, and again showing the effects of the Brexit process, [Properties of the World believes that developments](https://www.financedigest.com/property-development-exit-loans-what-they-are-how-they-work.html "Property Development Exit Loans: What They Are, How They Work") offering a fixed rate of return will boom in 2017. Fixed returns, along with no additional costs during purchase and ownership, provide investors with peace of mind and mitigates [risk in an increasingly uncertain world](https://www.financedigest.com/world-at-rising-risk-of-recession-as-inflation-hits-consumers.html "World at rising risk of recession as inflation hits consumers"). When [investors are buying](https://www.financedigest.com/schroders-in-talks-to-buy-stake-in-green-investor-greencoat.html "Schroders in talks to buy stake in green investor Greencoat") to supplement their income, knowing how much money they’re going to be getting is essential.

Whatever happens, 2017 is certainly going to be a [testing year](https://www.financedigest.com/the-non-invasive-prenatal-testing-nipt-market-is-estimated-to-witness-stupendous-growth-in-the-years-to-come.html "The Non Invasive Prenatal Testing Nipt Market is estimated to witness stupendous growth in the years to come") for the UK property sector, but as Jean Liggett reminds us,

Challenging circumstances can [create exciting new opportunities for investors](https://www.financedigest.com/could-the-surging-build-to-rent-market-create-emerging-opportunities-for-investors.html "Could the surging build-to-rent market create emerging opportunities for investors?"). [Political change can have a big impact on property markets](https://www.financedigest.com/britains-political-and-market-turmoil-2.html "Britain’s political and market turmoil"), but that doesn’t mean the impact will necessarily be negative. Where one asset class or location may miss out, another will surely come along to reap the benefits!”
